Maponya Development’s brief was to create and design a contemporary warehouse and office development in Riverhorse Valley Business Estate; a mixed use, light industrial business park located near the N2 highway. Part of the brief was to maximize the bulk, and simultaneously ensure that sufficient turning space for articulated vehicles was provided. The site, nestled up against a vast and rocky embankment, was partially retained to achieve a large platform of 19 400m² which facilitated 11 500m² of warehousing and offices, and 7 900m² of yard, parking & turning space – a well balanced ratio which has contributed to this development’s success. One of Moreland’s requirements was to provide a minimum of 15% landscaping based on the site area; which effectively assisted in softening the large expanses of hardened surfaces.
